How we choose a project
We start from what the finished home should be worth, based on homes that recently sold nearby with a similar size and finish. We then price the renovation, the time it will take, financing and selling costs. If the numbers do not leave room for the risk, we pass, or adjust the plan until they do.
How we build
- Scope set from a walk-through with contractors, and plans where layout or structure changes
- Permits pulled where the work requires them
- Licensed trades for electrical, plumbing and HVAC
- Finishes chosen to match what buyers in that neighborhood expect

Frequently asked questions
What is the 70% rule in house flipping?
It is a rule of thumb some investors use: offer no more than about 70% of the after-repair value, minus the repair cost. It is a starting point for screening deals, not a formula we apply blindly. Read more in our guide to how cash buyers calculate offers.
Do you buy houses that need only light updates?
Yes. Some projects are a full gut renovation and some only need paint, floors and fixtures. See light renovations.
