What we buy
- Single-family houses and townhomes, from move-in ready to uninhabitable
- Duplexes and small rental properties, with or without tenants
- Inherited and probate properties
- Vacant lots and teardown houses
- Homes with foundation, roof, fire or water damage
How it works
- Tell us about the property. Address, condition, timeline and anything we should know.
- Walk-through. We see the house once, with you or with a lockbox.
- Written offer. Our price, the closing costs we cover and your expected net.
- Closing. A Texas title company closes on the date you choose and pays off your loan and any liens.
Who we are, and who will own your house
Kaplan Romano Ventures is a real estate investment company, not a listing agent. Sometimes we buy and renovate a house ourselves. Sometimes we assign our purchase contract to an investor on our buyers list. We tell you which in writing before you sign, and the price in your contract does not change either way.

Selling to us: common questions
How does selling a house to Kaplan Romano Ventures work?
Tell us about the property, we walk through it and run the numbers, and you get a written offer. If you accept, a Texas title company handles the closing on the date you choose. See how it works.
Do you buy houses in any condition?
Yes. We buy houses that need anything from paint to a full rebuild, including foundation problems, fire or water damage, hoarding situations and long-vacant homes.
Do I pay commissions or fees?
We do not charge you a commission or a fee to make an offer. Your mortgage, any liens and your share of prorated property taxes are paid from the proceeds at closing, as in any sale. We will show you the expected net amount in writing.
How quickly can you close?
A cash sale does not wait for a buyer’s mortgage, so it can often close within a few weeks once title is clear. You can also choose a later date. We will not promise a date before the title company has reviewed the title.
How do you decide on an offer?
We estimate what the home would sell for after renovation, subtract the repair, holding and selling costs and a margin for risk, and show you how we got there. Read how cash buyers calculate offers.
Will you buy my house yourselves, or assign the contract to another investor?
Sometimes we buy and renovate the house ourselves, and sometimes we assign our contract to an investor on our buyers list. We tell you which in writing before you sign, and your price does not change either way.
Am I obligated to anything if I ask for an offer?
No. An offer is free and you can say no.
Is a cash offer the best way to sell my house?
Not always. If your home is updated and you have time, listing it with an agent may get you more. We will tell you honestly. Compare both in cash offer vs. listing.
Do I need to make repairs or clean out the house?
No. Take what you want and leave the rest.
