How a wholesale deal works
- Owner contract. We agree a price and closing date with the homeowner and sign a purchase contract.
- Investor match. If we are not buying it for our own projects, we offer our interest in the contract to investors on our buyers list.
- Closing. A Texas title company closes the sale. The owner receives the agreed price, and the investor takes the property.
We tell sellers which way it will go
Every seller should know who will end up owning their house. When we sign a contract we tell you in writing whether we intend to close on it ourselves or may assign it to another buyer. Texas law requires anyone selling an interest in a contract to disclose that they are selling the contract, not the property itself (Texas Occupations Code §1101.0045), and we treat that as the minimum, not the goal.
For investors
Deals we share include the address, photos, our numbers and access for a walk-through. Investors do their own due diligence and close with a title company. Join the buyers list to hear about properties that fit what you buy.
Frequently asked questions
Is wholesaling legal in Texas?
Yes, when it is done properly. Texas allows a person to sell an equitable interest in a contract without a real estate license, provided they disclose to potential buyers that they are selling only their interest in the contract. Marketing the property itself as if you owned it, without that disclosure, is not allowed. This is general information, not legal advice.
Does wholesaling cost the seller anything extra?
No. The seller receives the price in their contract. Any assignment fee is paid by the investor buyer and shown on the closing statement.
What kind of properties do you wholesale?
Mostly single-family houses that need work, rentals, inherited homes and lots in Austin and the surrounding Central Texas markets.
