1. Tell us about the property
Send the address and a few details through the offer form or call (512) 710-6847. Condition, your timeline and anything unusual, such as tenants, liens, probate or foundation problems, helps us prepare.
2. One walk-through
We walk the house to see its condition and measure what the renovation would involve. If you are out of town, we can arrange access with a lockbox or a key holder. There is no appraisal and no inspection contingency of the kind a lender would require.
3. A written offer
We send a written offer with the price, the closing costs we will cover and the expected amount you would receive. We explain how we reached the number: the estimated after-repair value, the repair budget and our costs. Read how cash buyers calculate offers.
4. Contract and title
If you accept, we sign a purchase contract and deposit earnest money with a Texas title company. The contract states whether we will close ourselves or may assign it to another buyer. The title company searches the title and identifies anything to clear, such as liens or probate paperwork.
5. Closing
On the date you choose, you sign the closing documents in person, or remotely where the title company allows. The title company pays off your mortgage and any liens and sends you the remaining proceeds.

Frequently asked questions
How quickly can you close?
A cash sale does not wait for a buyer’s mortgage, so it can often close within a few weeks once title is clear. You can also choose a later date. We will not promise a date before the title company has reviewed the title.
How do you decide on an offer?
We estimate what the home would sell for after renovation, subtract the repair, holding and selling costs and a margin for risk, and show you how we got there. Read how cash buyers calculate offers.
Will you buy my house yourselves, or assign the contract to another investor?
Sometimes we buy and renovate the house ourselves, and sometimes we assign our contract to an investor on our buyers list. We tell you which in writing before you sign, and your price does not change either way.
Am I obligated to anything if I ask for an offer?
No. An offer is free and you can say no.
What documents should I have ready?
Your ID, the mortgage statement or payoff details, any HOA information, and if relevant, leases, probate documents, permits or repair records. The title company will tell you exactly what it needs.
