Two ways to sell as-is
List it as-is with an agent. You reach the most buyers, but those using a mortgage may still need the house to pass the lender’s appraisal and may ask for repairs or price cuts after an inspection.
Sell directly to a cash buyer. There is no lender involved, so condition does not block the sale. The price reflects the repairs the buyer will take on.
Disclosure still applies
Selling as-is does not let you hide known problems. Disclose what you know about the roof, foundation, plumbing, flooding, previous repairs and anything else on the form. Being complete protects you after the sale.
General information, not legal, tax or financial advice. Laws and figures change; check the specifics for your situation.
Frequently asked questions
Do I need a home inspection to sell as-is?
No. Some sellers order a pre-listing inspection to price the house accurately, but it is not required.
