Selling

How Long Does It Take to Sell a House for Cash?

Short answer

A cash sale skips the buyer’s mortgage, appraisal and lender underwriting, so it can often close in two to three weeks once a contract is signed. The main thing that sets the timeline is title work: liens, probate, missing signatures or old judgments can add time.

The steps

  1. Walk-through and offer. Usually within days of first contact.
  2. Signed contract. Earnest money goes to a Texas title company.
  3. Title search. The title company checks ownership, liens and anything that must be cleared.
  4. Closing. You sign, the loan and any liens are paid off, and you receive your proceeds.

What can slow it down

  • Probate or heirship that has not been settled
  • Tax liens, mechanic’s liens or judgments
  • An owner who is unavailable to sign
  • Unpermitted work or code issues that must be resolved first

You choose the date

Fast is not always what a seller needs. A direct sale can also close later, after you have found your next home or finished moving.

Frequently asked questions

Can a cash sale close in a week?

Sometimes, if the title is clean and everyone is available to sign. It is not something any honest buyer can promise before seeing the title.
